CAPE SAN BLAS

Cape San Blas is rated the #1 best beach in the United States including Hawaii for 2002. The Cape is just a 45 min ride from Panama City and 30 min from historic Apalachicola. If you like piece and quite on a world class beach, you could ask for no better! The Cape is approximately 20 miles long and one mile wide at its widest point. The last half of the Cape, is taking up by St. Andrew State Park ( best state park in America 2002).

The Cape, features white sandy beaches and emerald blue waters! Lots of sun here! Temperatures range in the upper 90-s all summer long. For the ones in the real know, (normally, homeowners) the spring and the fall is the best time to be here. The weather is generally in the 80-s, not too hot to go out and not too cold to swim. Property here has been some the best investments one could possibly own. Prices have traditionally escalated at a greater pace than the stock market. Rental returns on beach houses is very good and can considerably offset the expense of owning of one of these houses.

Our "This New Beach House 2002" features a three story beach house. The house is composed of 4184 sq. ft. of living area, 295 sq. ft. of open decks and 640 sq. ft. of covered decks, 5 bedrooms, 4.5 baths, billiard room, built-in theater room, large eat-in kitchen, a huge living room, two car covered parking and a private entry with an elevator.

This dream house include smart house technologies wiring through out, central monitored alarm system, built-in theater, marble and hardwood floors through out, raised panel oak cabinets with granite tops, Kitchen Aid appliances, three Wirlpool tubs, Anderson impact glass, concrete pilings and girders, standing seam Galvalume roof, premium vinyl siding and handrails, as well as Trex decking. This house is as close to maintenance free as it gets and that is saying a lot on the coast, as the salt air can be brutal on a house.

Our house featured is in Clifton Place subdivision.    A  small  seven  units subdivision, with brick paved drive and drive ways, two swimming pools (one children, one adult) and a security gate entrance. Our subdivision takes on the obeisance of Seaside, Florida.

The picture (left) is an architectural, computer-generated rendering of the front view of our "This New Beach House 2002". 

The name of the house is "Sugar Magnolia", its on a 50 ft wide choice lot. The house is 4184 sq. ft., has 3 master suites. There are 2 master bedrooms and 2 bedrooms on the 1st floor, not counting the ground level entry as the first. The 2nd floor has a living room, kitchen, game room, dining room and TV room. There is a large master bedroom and study/office on the 3rd level. 



The picture shows the property that the home will be built on to the right of the walk.  The site is 50 feet wide by 400 feet deep. Note the brick pavers board walk to the beach, keeping in touch with the other brick paving.

 The picture to the left shows the pilings and girders already installed ( you can see how they are installed by viewing "This New Beach House 2000". The pilings are standard 12"x12" bridge pilings and the girders are 12"x16" custom ordered with heavy straps built-in 24" on center to tie the wood joists lying in the foreground. One piling is capable of supporting several tons. The composite of the pilings and girders is much more than needed to support the weight of the house and insures that the house remains stable in all weather conditions. The straps,  you may find surprising to know, are there to prevent uplift of the house in high winds upwards of 140 mph!

The picture to the right shows the first floor being framed. Walls are10' high and constructed of     2"x 6" southern yellow pine studs. Southern yellow pine is the strongest of all the pines, but has one major drawback: it warps very easily. Therefore we block between the studs every 4'. It also gives us mechanical fastening for all sides of our plywood type product "5/8 AdvanTech". We like to use  AdvanTech, because it carries a 50 years warranty against delaminating. Try to get anyone to warranty plywood like that.  All nails used to frame this house are galvanized. Any nails open to the elements are stainless steel.
